Traffic implications
The site is accessed via the road network of the Ronaldsway Industrial Estate, every junction has clear visibility and the Estate joins the A5 Castletown to Douglas road at the southern airport roundabout again affording good visibility and safe access onto the main road.
Site plan
The tent circles indicated on the plan represent an 8 metre diameter, the tent itself is 5 metres the rest affords each tent with a 2 metre allowance for guy ropes and a further 1 metre for clear walkway. An access roadway in excess of 5 metres in width has been positioned in between each double row of tents. The tents are standard 5m canvas bell tents. Entrance doorways are over 5ft tall and the tallest part of the tents is just under 7 feet tall. Each tent will be equipped with beds, flooring and linen.
A catering trailer/van will be located near the marquees for provision of food.
Showers and toilets
Toilet and shower block brochures are attached - there is a mains drain which runs through the hardstanding area with manhole covers but further investigation is required before we can rule out waste tanks being specified on the toilet and shower blocks, if waste tanks are used, we will have them professionally emptied regularly. As a result of the need to install portable washing and toilet facilities and the standard layout of these portable units, the application includes more than double the minimum number of toilets and showers required by DEFA (Model Standards for Temporary Campsites) if we reach capacity of 604 campers to meet the DEFA standard for the minimum number of wash hand basins. The red blocks adjacent to the label "Toilets and showers" will be up to 7mx3m and will be a combination of toilets, showers and wash hand basins. The smaller green blocks will be disabled toilet and shower facilities up to 2.4m x 2.4m.
Clubhouse
We will not be using the clubhouse for the public, we have an agreement with Dept of Infrastructure that we can use the building for storage purposes.
Marquees
The marquee size of one of the marquees will be no larger than 15m x 9m and the other no larger than 30mx9m as indicated on the plan, BUT the marquees are not drawn to scale on the plan, merely indicative of position. We would like to reserve the right to hire smaller marquees depending on numbers of bookings. The marquee types that we will use are provided by a number of hire companies, (the marquees are modular and rectangular, 9m wide but available with increasing length in 3m increments). The marquees have aluminium frames meaning they do not have a central pole or poles. The tents will be pegged and weighted by means of water filled tanks.
