Overview of building use and suitability of unit 3, Clucas Estate, Tromode.
The Shred House Ltd is looking to operate an indoor skate park facility within the Douglas area on the Isle of Man The basic activities of the facility will include:
Indoor ramps – Over 4000 sqft of riding space incorporating ramps designed for all ages and abilities and covering a number of disciplines including BMX, skateboarding and scooters.
Competitions – Annual Competitions in each discipline i.e. best trick.
Events - non-competitive events throughout the year. This will include fun days (fancy dress etc.), workshops and film nights.
Operating hours – We plan to open 4pm to 9pm Tuesday – Friday, 10am to 9pm Saturday and 10am to 4pm Sundays. School and bank holidays will operate longer hours during the week. We believe the busiest times will be the evening sessions between 6pm and 9pm, and Saturdays. We expect 20 customers per session as a worst case scenario.
The park will operate on a membership basis (similar to a gym)
Parking – The premises has 14 designated parking spaces and Clucas estate offer an overspill car park that is immediately adjoined to this unit.
It is the consideration of the company that the facility will employ 2-3 part-time staff.

The premises is currently empty and has been so for approximately 2 years, prior to this it was occupied by the DTI Government Training Division. The landlord informed us that the unit has struggled to let in recent years, as it has limited head room, and with the greater availability of more modern purpose built units with 6-8 metre eaves height.
Premises meeting the minimum requirements and designated for recreation or leisure use is in short supply as any building with that amount of open space is often built with industry in mind.
