Permission was granted for the erection of a replacement dwelling at Primrose Lodge, Slieau Lewaigue, Ramsey, Isle of Man. The proposal was put forward as an amendment to a previously approved application (reference 15/00730/B). The site comprises a two-storey dwelling and a two-storey traditional Manx stone barn that has been converted, situated on the western side of the A2 south of Ramsey. The site has a lengthy planning history, with nine previous applications recorded. The application was determined under delegated powers and approved with three conditions.
The Department of Environment, Food and Agriculture approved the application on 4 September 2019. The proposal was an amendment to a previously approved scheme for a replacement dwelling at the same site.
Condition 1
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice.
Condition 2
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2012 (or any Order revoking and/or re-enacting that Order with or without modification) no extension, enlargement or other alteration of the dwelling(s) hereby approved, other than that expressly authorised by this approval, shall be carried out, without the prior written approval of the Department.
Condition 3
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwelling, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species. The hard landscaping works include footpaths and hard surfacing materials shall be completed in full accordance with the approved details prior to the first occupation of the dwelling hereby permitted.
