CCJ Group Limited has been commissioned by our client 'Tynwald Mills Isle of Man Limited" to execute repairs to part of the roof (Less than $20 \%$ of overall area) at the Tynwald Mills Shopping Facility.
The roof as you will see from the application has suffered corrosion, slippage of glazing, slippage of tiles and general deterioration over the years.
As we are removing the failed and dangerous glass and frames; we feel it is changing the appearance from the visible elevation and hence we attach a planning application to reflect this change.
The new Tynwald Mills management team have been faced with a Health \& Safety issue in respect to the roof section, the evaluation of these issues have been assisted by Messer John grey Structural Engineer and CCJ Group Limited. The crux of the matter is that the roof is unsafe and in need if immediate repair.
We have held previous consultation with the planning department in recent weeks along with the Building Control Department.
We have been mindful of the existing structure, and our enthusiasm to maintain its current form, in doing so we have opted for a Redland Cambrian slate effect tile, a copy of the specification for this product is attached (appendix 1) to this letter. The decision to use this tile was threefold:
- The existing slates are fixed to battens into the existing sarking; we cannot use this method to fix new slates. As we are installing rafters onto the existing purlins to allow the new slate tile roof to be installed properly, we are adding weight to the structure which causes the existing purlins to be subject to additional load. As the glass offers no benefit, the selection of this type of tile mitigates this additional load avoiding alteration of the existing purlins and metal trusses. This also minuses business disruption.
- The slate effect of this tile to maintain aesthetics akin to the natural slate.
- As these tiles are twice nailed and clipped, on each and every tile with an eaves clip system, the robustness of this fixing method would be of benefit for the location.
The glass and frame existing are very heavy and as you will see from the attached images have suffered major signs of corrosion and slippage. This was a major risk that we have had to mitigate by removing the glass. Again, to reduce load on the roof, we intend to remove the glass and install the Cambrian slates effect tile over the whole roof section as shown on drawing 03.
