The Planning Committee Planning and Building Control Department of Infrastructure Murray House Mount Havelock Douglas IM1 2SF 6th April 2019 Dear Sirs The following application has been considered by the Commissioners:

PA 19/00310/B Alterations, erection of two storey extension and creation of a first floor, Niaara, Ballamenagh Road, Baldrine.

Members considered this application carefully and it was noted that the terms of Housing Policy 15 would have to be set aside for approval of this application. They also considered the location of the site, which although close to larger scale domestic development could be considered to have a rural character.

Members also noted that the application site was within a close cluster of buildings, and that at least one of these buildings would be higher than the plans suggest for this development. These facts may offer some mitigation to any resultant visual impact.

In these circumstances the Commission resolved to defer recommendation to the expertise of the Planning Officer and Planning Committee.
