Officer’s Report THE SITE
1.0 THE APPLICATION SITE - 1.1 The site consists of mid-20th century detached dormer style dwelling with gabled dormer to the front roof within a residential street of mixed styles of dwellings and close to Central Drive. The building is not registered or located within a conservation area.
2.0 THE PROPOSAL - 2.1 This application seeks replace the red brick clay tiles with a natural grey Spanish slate tile
4.2 In terms of strategic plan policy, the Isle of Man Strategic Plan 2016 contains the following policy that that is considered specifically material to the assessment of this current planning application: - 4.3 General Policy 2 states: "Development which is in accordance with the land-use zoning and proposals in the appropriate Area Plan and with other policies of this Strategic Plan will normally be permitted, provided that the development:

5.2 Onchan Commissioners, letter received 02/04/2019, recommend that the application be approved. - 5.3 Neighbours: No observations received
6.1 This is a simple application replace the existing red clay tile to this roof with a natural grey slate of Spanish origin.
6.2 Location is within a residential street of mixed residential dwellings, not within a conservation area, each of which now utilise a variety of external roof finishes. Within this context the use of a dark grey roof tile as proposed would be commensurate in terms of
