In pursuance of powers granted under the above Act and Order the Department of Infrastructure does hereby REFUSE the following application made on behalf of:

which was considered on 9th August 2012, for the reasons set out below.

Reason(S) For Refusal:
- The proposed development would not be served by any off-street parking and as such would intensify existing on-street parking in an area where on-street parking is already a problem. Accordingly the application fails to comply with Transport Policy 7 of the Isle of Man Strategic Plan 2007.
- The provision of bedrooms without a natural source of light would provide an unacceptable level of amenity for future occupiers of the proposed flats which is judged to be contrary to Housing Policy 17.
This decision was made by a Senior Planning Officer in accordance with the authority delegated to them under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
