The application sought to alter the farmhouse, remove its existing porch, and erect a new extension at Cronk E Dhooney Farmhouse, a traditionally styled property in the countryside near Ballakilpheric. The dwelling and its porch are visible from the main road and from an adjacent footpath/lane, with the slated outbuildings of Robin Hill Farm forming the backdrop to views from the lane. The extension is not a conventional addition but is designed to visually break up the building mass, in a manner similar to the varied building forms across the lane. At 32 sq m externally, it represents only 19% of the overall dwelling floor area of 168 sq m, well within the 50% threshold set by policy HP15 for countryside extensions. The internal space is also below the threshold at which it could function as an independent unit. Highway Services confirmed no highway concerns.
The extension was approved because its scale — 19% of the existing floor area — falls comfortably within the limits set by policy HP15 for traditionally styled countryside properties, which normally permits extensions up to 50% of existing floor space. Its design breaks up the building mass in a way that is visually consistent with the character of the surrounding area.

Housing Policy 15: The extension or alteration of existing traditionally styled properties in the countryside will normally only be approved where these respect the proportion, form and appearance of the existing property. Only exceptionally will permission be granted for extensions which measure more than 50% of the existing building in terms of floor space (measured externally).
Condition 1
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice.
Condition 2
The new accommodation may be used only as part of the main house, Cronk-yDhooney Farmhouse and not let or sold separate therefrom.
