The proposal comprises a modest first floor extension to a semi-detached dwelling over an existing garage to provide a fourth bedroom and to enlarge the existing box bedroom.
The site is located within a predominately residential area and the plot is of a reasonable size.
The dwelling and extension are positioned to the west of the nearest separate property. No windows are proposed on the side elevation of the proposal and therefore there are no overlooking issues to the neighbour.
The amenity of this neighbour is further retained by complying with the 45 degree code, which although not policy in the Isle of Man, has been taken as a guiding UK standard.
The proposal respects the character of the area in terms of scale, simple form and design. The extension is sub ordinate to the main dwelling as the ridge line is at a lower level. The proposal utilises render and concrete roof tiles, materials that match the surrounding dwellings.
