Planning Statement
Dear Sir / Madam Please find enclosed our detailed planning application in respect of the above site. Further to approval being granted at appeal (P/A no 15/00794/A) we hereby submit our reserved matters planning application.
Being mindful of the sensitive nature of the site - being local to the Old Sulby School and St Stephens Church & Hall. Both these properties are Registered Buildings (RB Nos 170 & 171). Our design has been carefully considered & we feel is respectful to local features.
We introduce an individual detached family home, that sits in accordance with the approved application in principle, establishing the proposal was acceptable subject to the design characteristics.
As submitted the proposal is sympathetic to its approved location to the rear of St Stephens church hall, window / door openings have been carefully considered to maintain privacy, the roof eaves level is lowered with the proposed ridge line sitting below the ridge of the church hall, our sectional elevations demonstrate that as proposed the new dwelling is subservient to the hall, replicating external finishes and design details of both the church hall and Old School House.
Vehicular access and parking remain as approved an additional garden area has been created in place of the redundant stone outbuilding, which will provide the occupants a pleasant outlook from the easterly facing elevation.
We suggest if approved, this development will provide the area a modern, thermally efficient dwelling that is respectful to the character of the area and will provide future occupants with a pleasant environment, both inside the dwelling and externally within the gardens created.
