Planning Statement for the "Construction of a Detached Double Garage"
[with Storage in roof space] and incorporating Storage for Gardening Equipment, Mullen Rhenass, Cronk-y-Voddy, Kirk Michael, Isle of Man
The proposal is intended to provide additional secure garaging for the Applicant's vehicles and garden equipment [ride-on lawn mower, garden maintenance and grass-cutting equipment etc.].
Currently, five vehicles are parked on site as personal and business-related transport, and it is considered that adequate security is required for their protection and safety during any absence by the Applicant from the Island.
The contents of the Application are:
i) To provide safe and secure garaging for two large private vehicles in close proximity to the house. This separation is to be a minimum of 6.0m. in order to permit appropriate maneuvering. [This accords with accepted standards].
ii) To provide internal stairs from the garage area to the upper level in order to provide a storage area.
iii) To provide a safe and secure area for the storage of garden equipment including a ride-on grass cutter, and ancillary items.
The external detailing has also been minimised in order to further reduce the impact. The external finishes will match those of the existing development.
It should be noted that the house has had a previous consent [PA 08/01043/B] for extension in order to provide additional accommodation for family use.
Summary
The Applicant's Agent has liaised with the Planning Office at the relevant stages, in order to achieve an acceptable solution which would be innocuous and have minimal impact whilst meeting the wishes of the Applicant.
