In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Infrastructure does hereby APPROVE the following application made on behalf of:

which was considered on 25th June 2012, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing no.s 2RP/1, 2RP/2, 2RP/3, 2RP/4 and 2RP/5 date stamped the 3rd April 2012.
- Prior to the commencement of the construction of the new dwelling the existing dwelling, as identified for demolition on drawing no. 2RP/5 date stamped the 3rd April 2012, must be demolished in its entirety.
- No development shall take place until full details of both hard and soft landscaping works have been submitted to and approved in writing by the Planning Authority and these works shall be carried out as approved. Details of the hard landscaping works include footpaths and hard surfacing materials. The hard landscaping works shall be completed in full accordance with the approved details prior to the first occupation of the proposed dwelling hereby permitted. All planting shall be carried out in accordance with the approved details in the first planting and seeding seasons following that first occupation. Any trees or shrub which within 5 years from the completion of the development dies, is removed or becomes seriously damaged or diseased shall be replaced in the next planting season with another of similar size and species unless the Planning Authority gives written consent to any variation.
- The landscaping scheme should include the blocking up of one of the two entrances within the eastern plot and such approved works should be carried out within one month of occupation of the dwelling house.
- The roof(s) must be finished in dark natural slate.
- Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no extensions, greenhouses, walls, gates, fences, garden sheds, summerhouses, flag poles, decking, garages, or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this approval).
- Notwithstanding the detail shown on drawing no. 2RP/3 date stamped the 3rd April 2012 no approval is granted for the use of quoins on the front elevation of the dwelling. The areas shown as quoins shall be smooth rendered to match the remainder of the dwelling.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
Guidance Note
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
