Permission was granted for renovation, alterations, and the erection of extensions to Corrin Hall, a detached building set to the north of St German's Cathedral on Derby Road in Peel. The hall has a pitched roof, roughcast rendered walls, and large timber-framed windows, with a more recent flat-roof addition to the rear. The site sits within a sensitive location: St German's Cathedral is a Registered Building (No. 204), and the surrounding area forms part of a Conservation Area. The application was approved on 4 July 2011 under delegated authority, with three conditions attached to the permission.
The application was permitted by a delegated Senior Planning Officer on 4 July 2011. The key planning issues considered were the impact on the adjacent Registered Building (St German's Cathedral), the Conservation Area, the highway, and the surrounding area. The proposal was found acceptable across all of these areas.
Extensions or alterations to a Registered Building which would affect detrimentally its character as a building of special architectural or historic interest will not be permitted.
It is judged that overall the proposal would enhance the setting of the Cathedral in accordance with EP32.

However, it is recognised that it is often necessary to look for a new use to secure the economic future of the b uilding. It is important therefore that any new use is appropriate and that physical alterations are sensitive to its character. (1) Curtilage is defined in Appendix 1
Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development.
It is concluded that overall the works would enhance the Conservation Area in accordance with EP35.

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This approval relates to the renovation, alteration and erection of extensions, Corrin Hall, St German's Cathedral, Peel as shown by 0804A/01, 0804A/02, 0804A/03, 0804A/04, 0804A/05, 0804A/06 Design Brief all received 10th December 2011.
Condition 3
Prior to the use of the building as approved by this application, the car park and revised vehicular access from Derby Road approved under PA11/00023/GB must be constructed in accordance with Drawing PL217/10A pursuant to PA11/00023/GB.
