This retrospective application sought permission to widen an existing vehicular access and create a hardstanding area at Field 420804, Glendawn, Ballagawne, Ballabeg, Castletown. The site sits on the northern side of the Ballagawne Road (A27) and had recently been cleared of most of its vegetation and trees. During the course of the application, amendments were made to address planning concerns. These included relocating the access approximately 8 metres to the west along the southern boundary, blocking up the original entrance, and reducing the front boundary wall to a height of 1 metre. Highway safety was identified as the key planning issue. The Planning Committee approved the application on 30 May 2012, subject to four conditions.
The Planning Committee approved the retrospective application. The key planning issue considered was highway safety. During the process, amendments were required, including moving the access approximately 8 metres westward along the southern boundary, blocking up the existing entrance, and lowering the front boundary wall to 1 metre in height. Approval was granted subject to four conditions.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to widen existing access and creation of a hard standing area (retrospective) as proposed in the submitted documents and drawing 12/0107/01 all received on 18th May 2012.
Condition 3
Within one month of the creation of the new access the existing access is to be blocked up using the salvaged stone to create the new entrance as shown on drawing 12/0107/01.
Condition 4
Prior to the works of the new entrance the lowering of the front boundary (southern) wall to a height of 1 metres is to be undertaken and retained thereafter in perpetuity as shown on drawing 12/0107/01.
