In pursuance of his powers under the above Act and Order, the Minister for Infrastructure, does hereby Approve planning application 12/00298/A by Bonville Finance Ltd for Approval in principle for the erection of three detached dwellings - Former Motorlands Garage site, Shore Road, Bay Ny Carrickey, Port St Mary, IM9 5LY (appeal by McGarrigle Architects) subject to the following condition(s):
- a) Details of the reserved matters set out below (“the reserved matters”) shall be submitted to the Planning Authority for approval before the expiration of two years from the date of this permission:
(i) layout/form of development; (ii) scale; (iii) appearance; (iv) access; and (v) landscaping. b) The reserved matters shall be carried out as approved. c) Approval of all reserved matters shall be obtained from the Local Planning Authority in writing before any development is commenced.
- The development to which this permission relates shall begin within 4 years of the date of this permission or within two years of the final approval of the reserved matters, whichever is the later.
- This application relates to the principle of the demolition of all existing buildings on site, other than the garage indicated to be retained as shown generally in Drawings SC1140/P/10-02 and 01 both received on 28th February 2012, and their replacement by three detached dwellings.
- The application for Reserved Matters must demonstrate that the three detached dwellings vary from each other in massing and design to reflect the mixed character of the development fronting Shore Road.
- The application for Reserved Matters must detail the use of hipped roofing in the design for each of the three detached dwellings.
- Notwithstanding the use of hipped roofing, the ridge height of each of the three detached dwellings shall not exceed the ridge height (8m) of the existing dwelling (Nooklands) which is to be demolished by reason of Condition 3 of this permission.
- The application for Reserved Matters must demonstrate that each dwelling has an access which affords visibility of 2m x 90m in each direction.
- This permission relates solely to the approval of three detached dwellings and to no other form of development. No part of this permission shall therefore be taken to include the project description ('Prop. Apartments Development') as detailed in Drawing No: SC1140/P/10-02 as conferring approval for same.
