PROPOSED DWELLING ON PLOT 4, LAND ADJACENT TO BROOKFIELD COURT, CLAUGHBANE DRIVE, RAMSEY FOR ALAN COPE ESO.
Drawing number SM16/402/2 indicates the proposed dwelling on Plot 4 and makes reference to the fact that additional shrub planting, hedging, tree planting, turfing and general landscaping works will be carried out on an individual plot basis by homeowners.
The Applicant/developer will install the hard surfaced drive and path areas indicated around the dwelling but, as part of the works, will level the surrounding garden areas and turf or seed these sections to achieve a neat and tidy finish prior to individual occupiers carrying out their own personal landscaping works.
The Applicant has submitted each dwelling on a plot-by-plot basis rather than the whole development for four dwellings being submitted as one application in case there are objections raised by the local Authority or individual neighbours to a specific part of the development. This may enable, subject to planning approval being granted, works to take place on an adjacent site that may be less contentious to objectors and will allow works to commence without the whole development being suspended until a satisfactory outcome is received.
In the case of the Applicant being unable to complete the development, the size and style of individual dwellings would have already been considered by the Planning Department and, in the case of individual plots being sold separately, the size and style of dwelling would have been controlled by the Applicant to provide and create a uniform development with all dwellings compatible to one another.
A Site Plan on drawing number 1609E 01 prepared by IOM Groundmodels accompanies this information and it indicates the electronic survey of the site with contour levels and the proposed finished floor level of the dwelling on Plot 4 in relation to the surrounding site.

I am pleased to enclose four copies of each of my drawings numbered SM16/405/2 and SM16/402/2 showing the working drawing with Ground Floor Plan, Roof Space Plan, Elevations, Typical Section, Site Plan, Block Plan and Location Plan indicating the above mentioned proposed works to erect a new detached dwelling with off street car parking space on Plot 4, land adjacent to Brookfield Court, Claughbane Drive, Ramsey. Also enclosed are four copies of your planning application form PA Form 2(i) for the approval in detail duly completed, a copy of your Planning Application Check List on Form PL.7(i) duly completed, a copy of your Land Ownership Statement Certificate 01(i) duly completed and a cheque in the sum of £275.00p for the appropriate planning application fee.
Two copies of each of the enclosed drawings are for onward transmission to the Ramsey Town Commissioners and the Network Planning Officer of the Highways Division of the Department of Infrastructure for their consideration.
I would be obliged if the enclosed application could be dealt with in the usual way by the Officers of your Department and that I be advised of the outcome in due course.
