The proposal involved a series of alterations and extensions to Fern Glen Cottage, Glen Auldyn, Ramsey, amending a previously approved scheme (PA 09/00245/B). Changes included an additional front dormer window, replacement of a front door with a window, relocation of the main entrance with a new side porch, replacement of a conservatory with a sun room on the side elevation, revised rear ground-floor windows and patio doors, and revised on-site parking to provide three spaces. The site sits within land designated as woodland and of high landscape and coastal value under the Isle of Man Planning Scheme. This application addressed that specific shortcoming by revising the site layout to accommodate three cars. The officer concluded that the extensions respected the proportion, form, and appearance of the existing cottage in line with Housing Policy 15, and that the parking solution was satisfactory given the low traffic levels near the end of Glen Auldyn Road.
With low traffic levels on Glen Auldyn Road, the minor highway manoeuvring required was considered acceptable, and the development was found not to harm the character or quality of the landscape.
The extension or alteration of existing traditionally styled properties in the countryside will normally only be approved where these respect the proportion, form and appearance of the existing property. Only exceptionally will permission be granted for extensions which measure more than 50% of the existing building in terms of floor space (measured externally).

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing no. 0790/PL03 rev. C date stamped the 30th January 2012.
Condition 3
Prior to the occupation of the dwelling the three on-site car parking spaces must be set out in accordance with drawing no. 0790/PL03 rev. C and be capable of use. These three car parking spaces must be retained as such thereafter.
