1. 1

   Condition 1

   The development hereby approved shall be begun either before the expiration of four years from the date of this approval or before the expiration of two years from the date of approval of the last of the reserved matters.

   Condition 2

   Application for approval of the remainder of the reserved matters shall be made to the Department before the expiration of two years from the date of this approval and thereafter the development shall only be carried out in accordance with the details as approved. Reason: To avoid the accumulation of unimplemented planning approvals.

   No development of any of the dwellings may commence until such times as the details of the siting, design, internal layout, means of drainage of the dwellings and landscaping of the plots have been approved. Reason: to control the development of the site in accordance with the approval in principle.

   Condition 4

   Each dwelling must be individually designed in response to the topography of each plot and to a high quality, standing within at least one acre of its own landscaped grounds, in accordance with the provisions of Planning Circular 8/89. Reason: to accord with the requirements of the Area Plan and in the interests of the visual amenities of the area.
