In pursuance of powers granted under the above Act and Order the Department of Infrastructure does hereby REFUSE the following application made on behalf of:
Name: Dr Adrian Dashfield Proposal: Conversion of existing outbuilding into additional living accommodation and alterations to existing vehicular access off private lane at: Sycamore Cottage Jacks Lane Port E Vullen Ramsey Isle Of Man IM7 1AW
which was considered on 26th January 2011, for the reasons set out below.

Reason(S) For Refusal:
- It is considered the outbuilding proposed to be converted is not of an architectural, historic, or social value and interest therefore contrary to Housing Policy 11 of the Isle of Man Strategic Plan.
- Due to the proposed parking layout and the proximity of the spaces to all the ground floor primary windows (eastern elevation) of the proposed residential unit, the proposal would not provide a pleasant, clear outlook; nor provide an acceptable standard of accommodation due to general disturbances associated with vehicular movements so close to principle living accommodation. Therefore the proposal would be detrimental to residential amenities for future occupants.
This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later. Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
