This application, submitted by Intelligent Developments Limited, sought permission to demolish Shore House and the remains of an adjoining former boathouse on Shore Road, Port Erin, and replace them with two residential dwellings with integral off-street parking and gardens. Shore House is a three-storey property on the eastern side of Shore Road, with the upper floor partly within the roofspace. The site is visible from both the lower and upper promenade. During the application, additional information including an engineering report was submitted in November 2016. The case officer considered the proposal acceptable and recommended approval. A Senior Planning Officer granted permission on 10 January 2017 under delegated authority, subject to three conditions.

Condition 1
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice.
Condition 2
The windows must be installed as shown and described in the application and may not be replaced other than in accordance with these descriptions and illustration, without the written approval of the Department.
Condition 3
The garages shall remain free from obstruction and available for the parking of vehicles in association with each dwelling. Reason: to ensure that the car parking standards are met in the interests of highway safety
