In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Infrastructure does hereby APPROVE the following application made on behalf of:

which was considered on 30th April 2012, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the erection of a detached dwelling as proposed in the submitted documents and drawings 101, 102, 103 A, 104 A, 105 A, 106 A, 107 A and 108 A received on 20th January 2012 and 9th March 2012.
- The windows in the first floor of the northern elevation must be fitted with obscured glazing (to Pilkington Grade 5 or equivalent) and must be retained thereafter.
- Prior to the occupation of the dwelling, the alterations to the access and driveway as indicated on drawing 103 A must be implemented.
- No development shall take place until full details of hard and soft landscaping scheme shall have been submitted to and be approved in writing by the Planning Authority and these works shall be carried out as approved. All planting shall be carried out in accordance with the approved details in the next available planting and seeding seasons. Any tree or shrub which within a period of 5 years from the completion of the landscaping works, is removed, or becomes seriously damaged or diseased shall be replaced in the next planting season with another similar size and species, unless the planning authority gives written consent to any variation.
- Prior to the occupation of the approved dwelling house the external driveway alterations as approved under planning application 11/00733/B (Drg Nr P10.01) are to be completed as approved and the rear access to Debyhaven House via the existing lane/access serving the application site is to be blocked up, to ensure only the approved dwelling would have usage of the existing access and lane.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
