Permission was granted for alterations and an extension to Brook Cottage, a traditional detached dwelling at 39 Mines Road, Laxey, situated immediately adjacent to the Laxey River and set within a small cluster of three cottages. The officer considered two main planning issues: the impact of the proposals on the character and appearance of the existing cottage, and whether the development would provide acceptable living conditions for occupiers in terms of light. On both points the officer was satisfied and recommended approval. The application was decided under delegated powers on 12 October 2016 and was permitted subject to two conditions.

It is necessary to assess the impact any development adjacent to conservation areas may have on such views.
