Re: Application for the planning approval to re-site cabins at Broom House.
Colas Holdings (IOM) Ltd is a wholly owned subsidiary of the French company Colas SA. The Isle of Man Colas Group headquarters are based at Broom House, Rosehill, Ballasalla. From here the Isle of Man companies are controlled and operated. This includes: Knivetons Concrete Block making based at Turkeyland Farm; Turkeyland recycling and waste Management Ltd, who process and dispose of incinerator bottom ash; Colas Contracting and fleet operating out of Colas Balthane Depot; Billown Quarry for aggregates and asphalt; Earystane Quarry for facing stone. In May 2015 Colas purchased Auldyn Construction and Secure Scaffolding.
From our head office at Broom House, we provide general management, accounting, administration and engineering services to all our trading companies, currently total numbers employed within group operations are 123 people.
Since the recent expansion of the Group, by the purchase of Auldyn Construction, we have identified that operational synergies can only be achieved through the bringing together of the two businesses to share resource's and provide opportunities to work collaboratively as one company. This we believe can only be achieved by having our senior management team for all Group operations working out of one location.
To facilitate this change we wish to expand into the proposed office accommodation adjacent to Broom House, this area will used for the building and civil engineering parts of the business which is currently been split across two locations on the Island, Balthane Depot \& the current Auldyn Construction head office at Tromode Industrial Estate. The buildings will be relocated from the Colas Balthane Depot.

The areas identified for the placement of the cabins is of little environmental significance, being grass land maintained as a cosmetic feature for Broom House. The area is reclaimed land believed to be on top of spoil heaps from the original Rosehill quarry.
The proposal is to maintain as many trees as possible this will also include any tree canopies around this area to add to screening from the Foxdale road and cross-four roads. No boundary trees will be interfered with as part of this proposed development. Car parking for the additional 9 staff will be absorbed within the existing carpark at Broom House and if required for guests the use of the over flow carpark adjacent to Broom House as shown on the plans. All service's will be supplied from Broom House, foul and surface waters will tied into the existing infrastructure of Broom House
