We are pleased to enclose four copies of our drawings numbered, 161178 1, 2, 3 \& 4 showing the site and location plans, existing and proposed floor plan and elevation drawings existing photographs and artists impressions, for the above mentioned proposed works, with four copies of the planning application form duly completed and the planning submission fee of £ 265.00 payable to The Isle of Man Government.
The existing property is a 1950,s built traditionally constructed family dwelling with a hipped roof over, set in approximately 8 acres of very well established, matured, fully managed and maintained gardens consisting of a woodland area, orchard, arboretum, meadow field, conifer forest and areas of flowering plants, hedging and shrubs. The gardens have historically been and are still maintained by two full time gardeners.
The property has been extended unsympathetically and intermittently over the years and has reached a point where more up to date refurbishment/alteration is required to bring this dwelling up to the modern family living standards required and to a level befitting its surroundings.
The alterations propose to remove the unsympathetic conservatory, along with the poor, boiler room/utility/store extensions connecting the house to the garage and construct a new two storey addition to the north west side of property, incorporating a new entrance porch/hall area, wc, plant room, personnel lift and double garage with master bedroom suite over.
To take advantage of the suns movements and outward aspects up the hill to the south west and out to the sea to the north east, we have incorporated new glazed areas and increased the existing window apertures to allow more light in and a greater visual aspect out. Alongside this, the layouts proposed, lift the main living accommodation up to the first floor to improve daytime living, offering a large kitchen/family breakfast dining area with formal lounge off one side and the main master bedroom suite to the other.
The existing hipped roof area is an open area with loft storage currently and a high ridge internally, accessible by a pull down access hatch and ladder from the first floor landing.
The property is accessed by its own private driveway and is extremely well screened and difficult to view from the road. The existing tramlines run through the property to the south west of the dwelling but only offer only a fleeting glimpse of the south west elevation.
Although the dwelling, drive and hard paved areas are fully surrounded by trees, bushes and flowering plants, it is proposed to remove only the self-seeded bushes directly behind the existing garage to be demolished. All other trees, bushes, etc., will be retained and protected during the course of any works.
The overall aim is to remove the unsympathetic aspects of the existing dwelling house, which is in need of general refurbishment due to its age, extend and alter to achieve a uniformly designed dwelling, taking advantage of its exceptional surroundings and outlook to offer a modern and slightly contemporary family home within well established, attractive and mature gardens which are planted with both native and imported ornamental species.
Two copies of the enclosed drawings and planning application form are for onward transmission to the Design Division of the Department of Transport and the Local Authority, for their consideration.
