Additional Report for PA 12/00352/B and 12/00353/CON The above applications were considered by the Planning Committee at its meeting held 11th June 2012. The Committee was minded to approve the applications subject to a legal agreement being entered into between the Department and the applicant to secure a commuted sum in lieu of onsite affordable housing. In considering both applications, the Committee expressed concerned that the site could be cleared and left as such for a prolonged period of time. This was felt to be an undesirable situation and accordingly a condition was imposed to require the site to be 'made good' following demolition if work on the redevelopment were not to commence within 6 months of such demolition. The following condition has been drafted: "Prior to the demolition of any of the buildings on site, a scheme for the restoration and landscaping/hard landscaping of the land which forms the site must be submitted to and approved in writing by the Planning Authority. If within 6 months of the demolition of the existing buildings, works have not commenced on the approved development, the site must be developed in accordance with the approved scheme of restoration and landscaping/hard landscaping.
