Department Of Local Government And The Environment ### Memorandum To: Jennifer Chance From: Chris Balmer Subject: Condition Date: 11/09/12 --- RE:- Erection of 45 dwellings with associated highway and drainage infrastructure,public open space and landscaping - Parts Of Fields 134273, 134274, 134275, 134276 and Adjacent Highway East Of Gardeners Lane, Poylldooey, Ramsey - 11/00990/B The following condition was attached to the approval:- #### Condition 3 "No development shall take place until full details of soft landscaping works, and a timetable for their provision, have been submitted to and approved in writing by the Planning Authority. The landscaping works shall be carried out as approved. Details of the soft landscaping works include additional planting along the southern boundary of the site adjacent to the former Steam Railway line. Any trees or shrub which within 5 years from the completion of the development dies, is removed or becomes seriously damaged or diseased shall be replaced in the next planting season with another of similar size and species." The applicant has submitted the relevant detailed landscaping plan which shows the relevant information. The landscaping would be undertaken in phasing which is dependent on the phases for the housing development. It is considered this landscaping phasing would be a reasonable approach, to limit potential damage of the landscaping during the various construction periods. It is therefore considered the submitted information for the condition is acceptable and it is recommended the conditions be signed off. Jennifer Chance Development Control Manager
