Permission was granted for the erection of a farm workers dwelling on part of a field at Middle Cordeman Farm, Cordeman Road, St Marks, Ballasalla on the Isle of Man. During the application process, the design was amended to a single storey Manx cottage style because the original proposal did not conform to Planning Circular 3/91. The site has a notable planning history, with seven previous applications recorded. The application was approved on 23 February 2012 under delegated authority, with three conditions attached to the permission.

Housing Policy 7: New agricultural dwellings will only be permitted in exceptional circumstances where real agricultural need is demonstrated. 8.9.3 In judging whether the need is sufficient to over -ride other policies, particular regard will be had to:- (a) the previous or proposed severance of land and buildings; (b) the agricultural justification for sub-division of a farm; (c) the long -term viability of new or unproven agricultural enterprises such as small - holdings, market gardens, or horticulture; (d) the extent to which the applicant's employment in agriculture is only part-time; and (e) in the case of a retiring farmer, whether the proposal would result in vacation of an existing farm dwelling for agricultural use, and whether the applicant would continue to assist in the operation of the farm.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the erection of a farm workers dwelling as proposed in the submitted documents and drawings AT 1109.1 REV A, AT 1109.2 REV A, (two plans) AT 1109.3 REV A all received 15th September 2011 and site location plan dated 28th June 2011.
Condition 3
The dwelling may be occupied only by a person or persons engaged in agriculture; or last engaged in agriculture on the Isle of Man, or a widow or widower of such a person, or any resident dependants.
