The Site
The application site is 10 Alexander Drive, Douglas, a mid-terrace, two-storey dwelling situated on the northern side of the road.
The Proposal
This application seeks approval for the installation of replacement windows to the front and rear elevation and the installation of a replacement front door.
The existing windows are timber framed casements and the proposed windows would be uPVC casements with the same glazing bar pattern. The existing front door is timber but not original to the building. The proposed door would be the same as that installed to number 6 Alexander Drive which has a timber door and surround which replicates an original design.
Planning Status
The application site is located within an area identified as being Predominantly Residential by the Douglas Local Plan. The site is within a Conservation Area. Within the Isle of Man Strategic Plan, Environment Policy 35 is relevant. This states:
"Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development."

Assessment
The main issues to be assessed in the determination of this application are the impact of the proposal upon the character of the Conservation Area.
The existing windows and doors are not original features of the building and have a neutral impact upon the character of the area. The proposed windows would replicate the existing method of opening and would also have the same glazing bar pattern. It is judged that this would not cause harm to the dwelling or the wider area.
The proposed front door would represent a clear enhancement to the property and wider Conservation Area.
