The application site represents the curtilage of a single storey dwelling known as 'The Bungalow', Fuschia Gardens, Mount Rule, Braddan. The property is accessed via a lane leading from the A23.
This application is seeking permission to erect two side extensions to the property.
The first extension will project 5.3m to the side and will be 7.1m in length. This extension will be built on the south west facing elevation of the dwelling.
The second extension will project 5.3m to the side and will be 11.5m in length. This extension will be built on the north east facing elevation of the dwellinghouse.
The timber facing to main dwelling will be replaced with sand/cement rendered walls.
The door opening on the south east elevation of the dwelling will be blocked up.
Within the adopted Isle of Man Strategic Plan 2007, the following policies are considered to be relevant in the determination of this application: General Policy 3 and Housing Policy 16
Housing Policy 16 states that "The extension of non-traditional dwellings or those of poor or inappropriate form will not generally be permitted where this would increase the impact of the building as viewed by the public.
There have been a number of previous planning applications that are considered material to the assessment of this current planning application.

Braddan Parish Commissioners have not commented on the application. Highways Division of the Department of Infrastructure do not oppose the application Isle of Man Water and Sewerage Authority do not object to the application.
The key issue for this application is whether the proposed boundary wall and fence will impact on the visual amenities of the locality.
The dwelling is a non-traditional dwelling within an areas zoned as open countryside (agricultural). The dwelling is not visible from the A23 (Mount Rule Road) and is not readily visible from the B22, which located approximately 150m to the north west of the application site. This proposal is considered to be appropriate to the existing dwelling and its surroundings. The scale of the extension is considered suitable and would not adversely affect the visual amenities of the locality.
In respect of the impact on the residential environment of Ballamillaghyn Beg, the application site is set to the north east of the neighbouring property. The proposed extension is set between 4.3m and 5.1m from the boundary of the neighbouring property. The extension will not have any direct views into the dwellinghouse of Ballamillaghyn Beg. It is considered the proposed extension will not result in any significant harm to the residential environment of Ballamillaghyn Beg in terms of overlooking or overshadowing
It is recommended that planning permission be granted subject to conditions.
The local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
The Highways Division is part of the Department of Infrastructure of which the planning authority is part of. As such, the Highways Division cannot be afforded party status in this instance.
Isle of Man Water and Sewerage Authority have not commented on planning matters and as such should not be afforded party status.
