Proposed Property - Plot in field 614729, Baldrine Road, Baldrine.
This application is for detailed approval for the erection of a property on a plot located off Baldrine road, Baldrine. The Plot is one of 3, of which 2 are already developed.
The application site is subject to an existing Approval in principal reference 16/01008/B that addressed the matters of access, as this was to be via an existing access that served the site and the adjacent site.

It should be noted that although not part of the application / approval ref 16/01008/B the drainage connections that serve the site have been approved under approval ref 15/00579/B (approval for the property on adjacent plot.)
The application site is a plot that is owned by the family farm and is for a property for a daughter of the family when completed. Currently the site is used for short term storage of items related top the agricultural use of the farm, as can be seen from the cover photograph. (currently silage bales)
The site is located to the left of Baldrine road when heading up hill from its crossing with the MER lines. The plot is located within a "strip" of land zoned for residential development to the left of the road, in which there are residential properties already.
The site is accessed from Baldrine road, by an access way formed to serve this site and the immediately adjacent site to the South East of the application site. The adjacent site referred to has been recently constructed and is now a family home for one of the daughters of the applicant and her family. This property and the formation of the site access is a result of the approval reference 15/ 00579/B.
The drainage connections from the application site have also been previously approved under the application reference 15/00579/B.

The proposal is for a family home of a similar style to that constructed on the adjacent plot and the subject of the previous approval.
The siting of the property is situated to take advantage of the views and sunny aspect to the west, in the same manner to that of the adjacent properties.
A draft lobby at the entrance leads to a circulation hall and staircase to the upper level.
From there the property comprises of an open plan kitchen and dining space that opens out onto the patio area. The kitchen is linked to the garage via the utility space, the garage being sized to accommodate 2 vehicles. A smaller study and main living space are arranged off the main hall.
At the upper level the proposal includes 4 bedrooms and bathroom / en-suite facilities suitable for a family residence.
Externally the property is traditional in its style and proportions, that included a sunroom to the rear. The property has chimney stacks at the roof level in a tradition style.
A feature that is included at low level is a stone and slate topped plinth that runs around the entire property. This replicates the plinth on the property on the adjacent plot, to maintain a common appearance to the pair of properties that are accessed from the single access point.
Externally there will be a patio area with small / low level walling to assist with the minor level changes, forming the landscaping features of the garden.
The primary aspect of the properties to the South East and South West. The North Eastern facing elevation toward Baldrine road and the properties across the road, has windows that with the exception of Bedroom 4 are classed as non-habitable spaces. Circulation / Bathrooms). Therefore, the proposal respects the outlook from properties to the North Side of the road. The nearest property "Struie" is some 30 metres away and the aspect that faces the proposal site is the gable of that property, thus not a primary elevation.
The proposal is an in-keeping development of the site, that has an existing approval in principal that the applicant wishes to progress. Therefore the application is hopeful of a swift review of the application to an approval.
