The Proposal
The proposal applies for the replacement of the existing windows on the South West courtyard facing elevation at both ground and first floor, adjacent the main entrance to the University College Isle of Man (UCM). The proposal includes the replacement of the windows and doors to the South West elevation facing the car park, also at both ground and first floor levels.
The proposal also includes the expansion of some of the glazed areas at first floor – as the within the building in these locations are proposed to be re-organised. The areas are identified on the proposal drawings referenced 07 and 08.
The existing windows are metal-framed with a dark red colour, but in numerous locations have been failing and thus the replacement is proposed. The proposed windows will be also of a thermally broken aluminium frame, finished in a dark Grey colour – Anthracite. It Is the long-term proposal for the UCM image to be updated – the window colour being a feature of that, moving away from the dark red to Anthracite
The update has already commenced on the rear elevation of the Baillie Scott wing – and image is enclosed below. The proposals intend to use a similar frame to these windows already fitted , the specification being as noted below.
Where vents and grilles occur in the current window arrangement, these will be retained as required to serve the rooms behind these locations. Any blanking / spandrel panels required or to allow vents penetrations will be colour coated to match the frames.
The works are proposed to take place in spring 2026.

Summary
This application is for the replacement and expansion of the existing windows on part of the UCM building. The works are part of the wider refurbishment and upgrade of the building. Later areas will have similar works – which will be pursued under further schemes and applications where required.
