The application by Mr and Mrs Jones is for a dwelling for their son Kieran on land at Borrane Lhagg Road Dalby.
Mr and Mrs Jones live in the existing dwelling, approved under Planning Application 99/01436/B in February 2000, on the Farm holding known as Borrane at Lhagg Road Dalby. This is the base for their farming operation which consists of 451 acres - 130 acres at Borrane, a further 147 acres in Dalby and 174 acres in Peel.
Their son Kieran is 27 years old and still living in the family home at Borrane. He is employed full time in the farm and has been since leaving school, at which time he attended Reaseheath College gaining a Diploma in Agriculture. The family are now looking to allow Kieran his independence whilst remaining working full time on the farm by constructing a dwelling for him on a piece of land adjacent to the access track and the farmyard.
Mr. Jones is nearing retirement age and is unlikely to be able to sustain his current level of activity and input for any significant period of time. Kieran will take over responsibility for the running and security of the farm and stock as his father's input declines and Kieran's input is crucial to the running of and sustaining the business.
There are no buildings on the farm suitable for conversion to a dwelling, what buildings there are are modern sheds for the efficient managing of the stock, which is predominantly sheep with most of the lambing carried out at Borrane.
There are no suitable properties available in the closest village, Dalby, and those in the next village, Glen Maye, are beyond the means of a farm worker.
Constructing a dwelling on site will bring both financial and operational benefits to the business, allowing it to sustain sufficient income to progress and grow.
The attached supporting document from Caroline Perry of Island Land-Based Services expands on the above and provides the Standard Labour Unit Requirements calculations showing justification for the need.
Only Mr Jones and his son Kieran are employed on the farm, there are no other farm workers.
The site selected is immediately adjacent to the farm access track from the Lhagg Road, is an underused area of the farmyard and in close proximity to the farm buildings and existing house on the holding.
As Kieran already lives on site the proposal will not generate any additional vehicle movements in the area.
