20 July 2020 · Committee
Land Adjacent Industrial Estate, Ballafletcher Road, Cronkbourne, Douglas, Isle Of Man, IM4 4ra
The application sought permission to erect a vehicle testing facility on part of a field and land adjoining an existing industrial estate at Ballafletcher Road, Cronkbourne, Douglas. The site's land use zoning supported the principle of development for the majority of the area, and the site had an established planning history of built development nearby. The Planning Committee considered the quality of the design and landscaping, the provision of suitable access arrangements, and the restriction of any office element to ancillary use only. A key consideration was that the scheme preserved the potential for the full future development of the site. The committee was satisfied that the proposal was acceptable across these issues and granted permission subject to 13 conditions.
The committee approved the application because the site's zoning and planning history supported built development, the design and landscaping were considered of sufficient quality, access was suitable, and office use was restricted to an ancillary role. The scheme also retained the potential for the site to be more fully developed in the future.
