The above property has been in our sole ownership since we purchased it in 2001. The purchase was of Upper Cordeman Farm which comprised of a farmhouse, a number of agricultural buildings on several sites both stone and portal frame construction and 250 acres of land. Prior to our purchase of the land and outbuildings they were being used for agricultural purposes. They had however fallen into a state of considerable disrepair and were no longer viable for that purpose. The farmhouse was uninhabited.
The majority of the land was sold to Mr Graham Taylor of J C Crear Ltd. The land remains in agricultural and more latterly tourist use as the Isle of Man Country Park.
The stone barns, "Cronk Ny Shee" were converted into a dwelling in 2003, planning application 02/00988/B, and 03/00040/B refer. This has been our home since we moved in during the latter part of 2003. The outbuilding subject to this application forms part of this dwelling.
The outbuilding subject to this application has been in our use since we took ownership of the site in 2001. During that time we have used the outbuilding as a garage and machinery shed with attached workshop and storage. The services to the outbuilding are on all the same connections as the house, Cronk Ny Shee.
We are the sole owners of Brandywine Ltd, a property development and construction company. Brandywine Limited was incorporated on 30/07/2004. The outbuilding in question forms an integral part of our business. We use the building to store our machinery, and trailers as well as tools and equipment. We also use part of the building as a joinery workshop and have a full suite of joinery machinery, tools and equipment. There is no plan to change our existing use of the building.
This application seeks to replace the existing building, which is becoming unreliable, on a broadly like for like basis. The new building, as proposed, is a slightly smaller footprint than the existing but with a significantly lower roofline. This roofline is over 1.4 meters lower which results in a lot less visual intrusion than the existing. Also included in this application is a portion of the roof area committed to photovoltaic panels. These will provide electricity to the house, Cronk Ny Shee, as well as to the outbuilding. Also included in the new building design are a number of bat boxes to provide roosting sites for the indigenous bat population.
