In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Infrastructure does hereby REFUSE the following application made on behalf of:

which was considered on 10th November 2011, for the reasons set out below.

Reason(S) For Refusal:
- Since the labour requirement for the farm is three, and there are already on the farm three dwellings, the erection of a further agricultural dwelling is unwarranted; there is thus insufficient agricultural need to off-set General Policy 3 and Housing Policy 7 of the Isle of Man Strategic Plan in relation to new houses in the countryside.
- The proposed dwelling would not be sited so as to be part of the existing group of main farm buildings, and, as a consequence, would cause an undesirable and unwarranted visual intrusion in a prominent position within the countryside contrary to Housing Policy 9 of the Isle of Man Strategic Plan.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.

- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
