Mr. & Mrs. M. Gough Proposed Dwelling, Bradda East, Port Erin (Job No. M 100)
Statement to be read in conjunction with Planning Application dated: 02/02/98
The design responds to a very steeply sloping site. To make use of the site slope and to enjoy the views to Port Erin, we have turned the house 'upside down' with entrance, kitchen, dining and lounge at first floor and bedrooms on ground floor. This also enables the roof space to be opened up and have decorative roof trusses, and line the roof rafters in timber boarding to give an open 'bam' atmosphere to the open plan first floor. With the use of steps and retaining walls externally, it has been possible to have n3turallight and ventilation to all rooms.
The design is sympathetic to Roy Cottage, both in its scale and style. The plan size of the new dwelling is similar to the overall plan (including garage) of the derelict building (see photographs numbered 1 and 2). The eaves height has been kept as low as permissible - approximately 2100 mm above first floor level. This, combined with the drep in levels between Roy Cottage and this site, means that the eaves height of the new dwelling will be lower than that of Roy Cottage.
In the development of a style for the new dwelling we considered the buildings in the vicinity, but there is a myriad of styles. We have enclosed photographs of nearby dwellings - see photographs numbered 3 -7. We have attempted to combine sympathy for Roy Cottage with our Client's wishes for large windows to enjoy the views to Port Erin. We have developed a 'hybrid' of styles
- Manx Cottage and Arts and Crafts. Manx Cottage to be sympathetic to Roy Cottage and Arts and Crafts to incorporate large windows. The Manx Cottage style is reflected in the rendered chimney stacks, coping on parapet gables and uninterrupted eaves 1fascia. The Arts and Crafts can be seen in the fenestration design, the buttresses and the hipped. gable at the rear of the building. We have designed. the window top lights to reflect the horizontal top lights of Roy Cottage which can be seen on the road frontage elevation MIOO/OI6.
In conclusion we would summarise that we have attempted to design a dwelling which responds to the site conditions and is respectful of its environment.
