Ravenhill Resources Ltd applied for permission to erect a detached dwelling on Field 314758, Main Road, St Johns, Isle of Man (reference 19/01324/B). The application was refused by the Department of Environment, Food and Agriculture on 24 June 2020. The decision turned on two planning failures. The proposal did not comply with the specific development brief that applies to this area under the St Johns Local Plan 1999, meaning the principle of development on this site was not accepted. In addition, the application did not show that safe highway access could be provided for the new dwelling. The case officer recommended refusal, and the delegated Principal Planner reached the same conclusion.
