Variation of Condition Statement

The application is for a variation of condition 10 of PA 12/01140/B, approved on 18 December 2014, in which the opening hours of the Café was limited to 05.00 hrs to 21.00 hrs .

This application is for the change of hours in the condition to change the opening hours to 07.00 hrs to 23.00 hrs .

This retains the same opening period but moves it forward 2 hours in the day, the later opening time then coinciding with the opening time of the remainder of the elements in the complex.

These elements are the angling facility provided in the fishing lakes and shop the learning/educational facility provided in the learning centre, wildlife dipping pond and nature trail the tourist accommodation for visiting anglers provided in the log cabins the wildlife haven provided by the habitats enhanced and created by the planting of trees, flora and fauna and the formation of the fishing lakes and sod hedges/banks.

The extended period into the evening will allow the café catering facility to better serve the users, both residents of the Island and visitors, of these elements in the complex, none of which have their hours of operation controlled by Planning Condition.

In the facility proposal document submitted with the Planning Application it was indicated that the angling elements would be open until dusk and that the learning centre would provide courses and could be used by the Isle of Man College for evening classes in fishing related topics. These would both extend beyond the 21.00 hrs time for the café in the condition, as would the occupation of the tourist accommodation and visits by the general public to the wildlife haven.
