The proposal would not change the existing vehicular site access arrangements and would not increase the site parking demand. The application states that the proposed ramp and shallow steps to the dwelling entrance would facilitate access for the occupant who has difficulty walking. As a result of this, the driveway length would be reduced from 20m to 18m, and the width would be decreased by approximately 0.5m, but this would not adversely affect the site parking as several parked cars could still be accommodated. The proposal would replace the 2 existing garage doors with 1 large garage door. The 'Manual for Manx Roads' (MfMR) design guide specifies that a single garage door should be at least 2.4m wide and a double garage door should be 4.2m wide. The plans submitted show the width of the existing single garage doors is 2.2m. The proposed garage door would be 4.7m wide which complies with the MfMR standard and is therefore acceptable. However, the proposed ground floor plan shows that the existing pillar in the centre of the garage door would be retained which does not appear to be the case on the proposed south elevation and it is suggested that this is clarified by the applicant. Highway Services does not oppose the application.
