The site is in the town centre and the proposal would convert the current pharmacy into an estate agents. The parking standards in 'The Isle of Man Strategic Plan 2016' require space for service vehicles for town centre shops. There are no specific parking standards for class 2 uses. There is no existing site parking and no room to provide such. However, public car parking is available within the town centre. It is considered unlikely that there would be a significant difference in site traffic and parking demand for the development compared to the existing consent use. There would be no changes to the existing site access arrangements. On this basis, no new highway issues should arise from the proposal. It is anticipated that a separate planning application will be required for the proposed signage. However, the proposed signage shown on the plan would be placed on the building frontage, should not distract motorists on the adjacent public highway and would therefore be acceptable from a highway perspective. Highway Services does not oppose the application.
