Stables have already been approved for the site under the previous 2017/01217/B planning permission. The proposed equine arena would be positioned adjacent to the stables and away from the public highway. The proposal would not change the existing site access onto Scollag Road or the site parking provision. The applicant states that the arena would be strictly for family use. This would be acceptable subject to a planning condition as any commercial use would generate additional traffic and parking demand that has not been assessed as part of this application. The development should therefore not create any new highway issues. Highway Services does not oppose the application subject to a planning condition for the equine arena to be for the sole use of the applicant and his family only, and not for any commercial purposes, to limit the site traffic and parking demand.
