1.1 The site is the curtilage of an existing dwelling which fronts onto Arbory Street and backs onto Farrant’s Way. The property wraps around the rear of 45, Arbory Street.
1.2 The part of the dwelling that fronts onto Arbory Street is finished in exposed stonework which is visible from Arbory Street and Farrant’s Way. The other part of the building is finished in brown pea dash and has a hipped roof facing Farrant’s Way. - 1.3 The windows in the front elevation are timber framed sliding sashes. Those on the rear are top third opening brown coloured casements with internal glazing strips. - 1.4 The rear elevation is visible from Farrant's Way: the property alongside to the west has sliding sash windows with a Georgian pane glazing pattern. THE PROPOSAL
2.1 Proposed is the replacement of the three windows in the rear elevation with new windows to match the current form of glazing. PLANNING POLICY - 3.1 The site lies within an area of Residential Use on the Area Plan for the South adopted in 2013 and as such GP35 of the Strategic Plan, along with PPS101 require development to preserve or enhance the character or appearance of the area. PLANNING HISTORY - 4.1 Various planning applications have been submitted for this property, none of which is considered relevant to the current application. REPRESENTATIONS - 5.1 There are no representations on file at the time of writing. ASSESSMENT - 6.1 The proposal will replicate the existing glazing pattern and whilst this is not the original window style, which would be a preservation of the existing appearance and character, as required by EP35 and PPS101. CONCLUSION - 7.1 The proposal is considered to accord with the relevant policies and is supported.
