Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
This approval relates to drawings GW4D18 received on 25th May, 2018 and the location plan and drawing 2359.71.05 both received on 20th April, 2018.

1.1 The site is the curtilage of an almost completed new detached dwelling which sits in a row of six at the northern end of the Ballakilley housing development. The houses are built quite close to each other - in the case of this property and that to the south there is a separation distance of 2m. The adjacent property has a pedestrian door part way back the side elevation
which faces the application property and no windows in this gable. The application property has a single first floor window in the gable facing the property to the south and this window serves a bathroom.
2.1 Proposed is the installation of a flue on the southern gable of the property. The flue will be black, emerging from the building at a point of 400mm above ground level and attaching to the side of the building to a height of 7m where it steps out to avoid the overhanging roof and continuing to a height 600mm above the ridge - 1m above the roof level where the flue projects upwards. PLANNING POLICY - 3.1 The site lies within an area designated as proposed residential on the Area Plan for the South adopted in 2013. Whilst there was a development brief within the Plan to guide the development of this site, none of its provisions are considered relevant to the consideration of the current application. General Policy 2 of the Strategic Plan is considered relevant as follows:

4.1 The estate was approved under 13/00777/B, amended under 18/00087/B. REPRESENTATIONS - 5.1 Highway Services indicate that they have no highway interest in the proposal (17.05.18). ASSESSMENT - 6.1 The position of the flue on the gable of the property will reduce its impact and as the property alongside will have no windows within it, the impact on the living conditions of those in that property will also be reduced to the point where it is considered that there is no adverse impact from the proposed development. CONCLUSION - 7.1 The proposal is considered to accord with the Development Plan and is supported.
