Statement to support the planning application

The site is located in the curtilage of the property known as Old Ballachrink Farm, located on Breeze Hill, Laxey. The location and access to the site partly dictates the proposal in terms of constructability due to the steep hill. The site to the rear of the existing garage looks out over the Laxey harbour area. To the rear of the garage is a steep bank with is naturally landscaped with trees, bushes and undergrowth. The area where the proposal sits is currently an open "yard" area, with several vehicles parked. The is an old derelict lorry which is used for storage for the applicants' hobby - restoring and maintain old vehicles.

The applicant restores and maintains his collection of cars / vehicles at his property. There is an existing double garage at the site, with a small lean-to maintenance area to the side. The proposal is to provide a covered and semi enclosed area to the area that is currently the yard.
The proposal is to construct this in a simple timber post structure with minimal beams / rafters to tie and support the roof. The roof is to be of a green profiled metal sheet material to blend in with the rural setting. These roof panels are to have translucent sections in them to afford natural light as much as possible.
The structure is to be enclosed by a fence style cladding to the front. To the side facing the garden, the small wall and existing fence are to be retained, maintaining the elevation to the garden whilst forming a "side" to the car port area. On the opposite side, on removal of the lorry, the existing wall will be cleaned, repainted if required and this will form the other "side" to the car port. Beyond this side there is vegetation and a further fence to the outside of the property boundary, which screens the site from the public footpath that passes on its way to Laxey headland. The rear is to be left open as it abuts the existing garage. The proposal is single story, and removes the unsightly lorry, providing storage for vehicles, garden equipment and logs. The proposal is in keeping with the surroundings using materials that are sympathetic with the context and surroundings.

These applications have been implemented and form the family residence at the application site.
Email correspondence between the client and Lucy Kinrade was held in Jan 2018 ( 23rd Jan 2018), at which outline advice was given.
The client has met with the Departments' Forestry officer Charles Harrison on site and discussed and agreed the trees for removal, which are identified on the proposal drawings.
The nature for the proposal, being for canopy to an existing eternal yard area used for vehicle storage, much the same as the existing arrangement, has no effect on the surrounding highways, in terms of the road / pavement and parking arrangements.
