Permission was granted for alterations and a rear extension at Westend Cottage, 9 Arbory Road, Castletown, as an amendment to an earlier planning permission (17/00768/B). The site is a two-storey terraced dwelling located within the Castletown Conservation Area. The amendment introduced an additional element to the proposal: a further 4-metre projection running along the existing western boundary wall, approximately 2 metres wide, providing a utility room and WC off the proposed kitchen. An existing lean-to conservatory of around 3.5 metres already projected from the rear of the dwelling. The main planning considerations were the effect of the extension on the character and appearance of the Conservation Area and any impact on the amenity of neighbouring properties. The application was approved under delegated powers, subject to one condition.

the installation of a new sliding sash window on the front elevation, the erection of a rear extension including roof lanterns and the replacement of the rear windows would not result in a detrimental impact upon the character of the designated Conservation Area in line with Environment Policy 35
Environment Policy 35: Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development. 7.30 Development adjacent to Conservation Areas 7.30.1 It is often the case that important views into and out of a Conservation Area can contribute significantly to its character. It is necessary to assess the impact any development adjacent to conservation areas may have on such views.
