Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
This decision relates to drawings 1754-PL02, 1754-PL03, the location and site plan and the illustrations of the roofing material, all received on 9th January, 2018.

1.1 The site is the curtilage of an existing residential dwelling, Reayrtyn, which sits on the northern side of the Colby Glen Road at a level point where there are a number of dwellings, all on the northern or western side of the road. The house sits lower than that to the rear: Horizon House or Nhee Aalin as it is currently called, and the boundary between them is
2.1 Proposed is the replacement of the glazed roof sections on the conservatory with a slatelike material, leaving the sides of the lantern light section as glazed features. The tile finish will be black to match the slates on the main house roof. PLANNING POLICY - 3.1 The site lies within an area designated as Residential on the Area Plan for the South
(2013).
3.2 As such, the following parts of the Strategic Plan are relevant:
General Policy: "Development which is in accordance with the land-use zoning and proposals in the appropriate Area Plan and with other policies of this Strategic Plan will normally be permitted, provided that the development:
4.1 The site has been the subject of applications for alterations, extensions and the erection of flagpoles and a garage, all approved. The property to the rear is currently the subject of an application for the erection of a summerhouse in place of the pergola to the rear of Reayrtyn (17/01215/B). REPRESENTATIONS - 5.1 Highway Services indicate that there is no highway interest in the application (12.01.18). ASSESSMENT - 6.1 The only issue in this case is whether the proposed alterations have any adverse impact on the character or appearance of the property. The changes will not affect the impact of the property on those in adjacent property as they will, if anything, remove the opportunity to overlook and in terms of energy consumption, the proposed works should make the property more thermally efficient.
6.2 Whilst the conservatory was clearly designed to be a glazed structure, the introduction of slate like roofing materials will change its appearance to be more like a sun room which would not be unsuitable for this property. The style of properties in the area, and indeed the application property itself is not predominantly anything so what is proposed is considered to be appropriate to the dwelling itself and the area more generally. CONCLUSION - 7.1 The application is supported.
