The site forms part of the curtilage of Island Seafare Ltd, a commercial seafood business, and a previous shipping container had already been approved on the same site under an earlier planning permission. The officer recommended approval, and the application was decided by committee. The main planning issues considered were the proposal's effect on the character and appearance of the surrounding area, its impact on the local environment, and whether it would preserve or enhance the Conservation Area in which the site sits. New industrial buildings must be designed and finished to a high standard so as to acknowledge the prominence and importance of the harbour-side location.
