The campsite has been operational for a number of years; until recently this was with Kirk Michael Commissioners and now tenanted by Glen Wyllin Camping (2016) from April 2016. One of the key objectives by ourselves, is to bring the campsite into the modern era of 'glamping', improve facilities for campers and offer family events as well, including having a viable business throughout the year. To do this we make the following planning application which has been broken down into the following sections:
We are proposing a total of 8 camping pods, 7 camping lodges and 2 yurts. This type of camping known as 'Glamping' has become increasingly popular on and off the island. The installation of camping pods and camping lodges with timber cladding, this structure will be well suited to the glen with its high density of surrounding trees. We feel that having these would increase tourism to the island and give people a unique experience, of 'luxury glamping', in particular with our Camping Lodges. We are hopeful to enable the local population the opportunity to experience this type of camping throughout the bad weather months. From our research carried out for our business plan for the proposed tenancy, we discovered that there is nowhere on the Island that offers this type of 'luxury glamping'. Our aspiration is to give the camper the experience of a hotel room, in the outdoors.
It might be prudent to mention that we have a mobile catering van, which is currently located in front of the shower area. We currently only serve hot baps in the morning from the shop and the catering van enables us to cater for lunch and dinner for our campers for the peak periods such as TT and MGP as well as Friday and Saturday Nights. The mobile catering van is a temporary solution until we are able to fund and build a café in the near future. The opening hours will commence from the TT period through to the MGP period. It will be operational throughout the fortnights of TT and MGP and Friday and Saturday nights only between these fortnightly periods. We intend to also be open for corporate days, fun days and bank holidays. Besides the campsite we do cater for events outside, so at times the catering van will go off site. We intend to paint the catering van dark green to help blend in with the surrounding area. The catering van will be kept adjacent to the container when not in use, screened behind timber vertical fencing, to minimise the impact on the surrounding area.
There is the installation of land drains; this is a necessity as the substantial amount of groundwater in the areas marked means that a considerable amount of the year the land is very saturated and makes camping untenable. The installation of the land drains means that camping in these areas would become more pleasant and is vital. This would be done by creating $600 \times 600 \mathrm{~mm}$ wide trenches, filled in with gravel and the perorated land drain, permeable geo-textile laid on top, the original turf will be re-instated.
By doing this work, the land will drain off quicker and therefore reduces the risk of flooding. We will be doing this for the benefit of our campers and the general public as they will be able to use the area more often, which, at the moment is not possible due to its continuous flooding.
Please note, some land drains have already been installed in the campsite and the method we used was as above.
We are also seeking permission for having a storage container for a maximum of 24 months whilst the site is being modernised and improved. The secured container will be used to keep building materials and equipment away from the general public, especially young people. We have picked the location of the segregated car parking and storage container because it is an unused piece of ground, generally well hidden from the remainder of the campsite, especially the approach into Glen Wyllin and will not detract from the natural beauty of the area. This area of land is not used for camping and we feel that it would be better suited as designated parking for our campers. We will be putting fencing around the container and the catering van, so to keep the visual impact to a minimum.
We intend to use ground reinforcement with an environmentally friendly permeable mesh which allows grass to grow through. This maintains a visibility of a good coverage of grass area in the car parking area.
The variation of the condition for the camping season, which currently runs between the start of April to end of September. We wish to extend this from February to November. The additional months will allow us to hold 'glamping' events for valentines, increase tourism to the island and promote camping for not just the traditional months.
We believe that what we are trying to achieve a high standard of camping facilities and compliment the tourism found on the island.
A warden is on site $24 / 7$ and during busy camping periods we have at least 2 wardens continually working. The wardens make regularly walks around the campsite and a final walk at 11 pm to make sure all campers are satisfied and that no one is making any unnecessary noise or bad behaviour.
Upon arrival campers are issued with an information sheet which has a contact mobile number of the warden/wardens on site, who can be contacted if any anti-social behaviour happened. We also have a close working relationship with the police in the West that regularly visit the campsite, which helps keep away any unwanted trouble.
