Introduction
The site is situated at the beginning of Hope Street towards the junction with Bank Street. The dwelling is a Manx stone town house with accommodation over four storeys, including basement.
The main dwelling to the front of the plot is positioned off Hope Street. To the rear of the plot is an annex that has previously been used as additional bedrooms and storage for the dwelling. The two are connected by a central single-story link that includes a utility and WC.
The annex can be accessed via the main house and courtyard through existing ginnels to the side.
The planning proposal is to apply for additional use to the annex for tourist accommodation so that the clients can rent the available space to holiday makers visiting the island.
Design
The plan is to provide a 1 bedroomed self-contained holiday accommodation. It will consist of an ensuite bedroom on the first floor and kitchen and living space on the ground floor.
Access to the accommodation will be via the existing ginnel to an entrance at the rear of the annex.
The plan is to keep the main dwelling and the annex separate so that there won’t be any disruption to the family home. Access will be provided via a door into the annex from the main house for maintenance and cleaning purposes only.
Flood Risk
In 2014 Hope Street suffered significant flooding. Subsequently a major project was commissioned between DoI, harbours and Castletown Commissioners which saw huge work dredging the harbour area, installation of flood gates and a warning system in place to minimise further the impact of any potential flooding in the future due to the Silverburn river. Since these works no flooding has occurred, even to a small degree. The measures installed are proving very effective despite numerous storms and high-water levels.
There are three steps up to the main house from the pavement to Hope Street at a height of 650mm.
Parking
Discussions are in place between the client and Castletown Commissioners to rent/buy a parking space in the harbour area which will provide for the parking needs of any visitors.
