SUPPORTING INFORMATION FOR A REPLACEMENT SHED PLANNING APPLICATION <br> (The Grange, Station Road, Ballaugh IM7 5AH)
We purchased a smallish plot of land in 2016/17, which contained a summerhouse and a shed. This shed is quite old now and looking quite unsightly, and in relatively poor shape, eg. the frame is leaning and looking liable to collapse in strong winds, the shiplap timber wood cladding contains woodworm and is rotten in places with holes, especially around the base where rodents enter. At the moment the shed is very useful for storing our lawn mower and other garden equipment, hence we would like to replace it if possible.
We have been considering replacing the original shed with one which would have a slightly smaller footprint. We would like this replacement shed to be clad with treated shiplap timber to match our adjacent summerhouse, it would have a slightly lower pitched roof than the original ( 140 mm lower), and contain just one smaller sized window than the original old shed which had 3 windows, one in each side and 1 above the doors.
The size of the original shed is 3100 mm square and 2700 mm high ( $3100 \times 3100 \times 2700$ ) with a floor footprint of 9.61 m square. The size of the new shed would be 2200 mm wide $\times 4200$ long $\times 2560$ high, with a floor footprint of 9.24 m square
The old shed is sited on a large concrete area so there would definitely be no excavation needed, meaning there will be no adverse impact on the Elm Tree (see RT0209) to the rear of the original shed, and it's roots would not be harmed in any way.
